Mike Ainsa’s clients include institutional lenders, individual and corporate real estate developers, contractors, investors, trade associations, and corporations providing real estate finance.
Community Involvement
Since 1975 Mike has represented numerous clients with respect to acquisition, financing, disposition, and leasing of commercial real estate. He has represented institutional lenders and investment banks in connection with construction, interim and permanent financings of real estate (such as land assemblages, regional shopping centers, office buildings, industrial parks, mixed-use projects, and residential and commercial condominiums and cooperatives), workouts of nonperforming loans, foreclosures and acceptances of deeds in lieu of foreclosure, and dispositions of properties acquired in workouts and foreclosures. Since 2000, Mike has been involved in the negotiation, development, financing, refinancing, construction and operation of numerous major privatized residential housing projects for Armed Services personnel and their dependents throughout the United States. Mike has assisted clients with affordable housing and community development projects using a variety of financing tools, including housing tax credits, tax-exempt bonds, HUD programs and other federal, state and local resources. Throughout his career, Mike has worked on hundreds of transactions involving commercial real estate in Texas and other states.
Before joining the Firm, Mike was a shareholder in Kemp, Smith, Duncan & Hammond, P.C. in El Paso. Since beginning the Ainsa Hutson LLP firm in 1998, Mike has continued representing institutional lenders and investment banks in connection with the origination of commercial mortgage loans (including structuring and documenting complex transactions with multiple layers of financing) and general corporate structuring and advice, including entity formation and contract negotiations. In addition, Mike has represented investors in acquiring performing and nonperforming loans and properties, including the financing for such purposes, and restructuring and disposition of the purchased assets, settlements and releases.
